Definition of Construction Management

2. Extended Service Construction Management (ESCM)

In this case, construction management acts on the request of the contractor or also called Extended Service Construction Management (ESCM). This role is carried out to avoid conflicts between contractors and project planners.

3. Owner Construction Management (OCM)

In this stage, construction management is also responsible for the continuity of the project carried out based on the interests of the project owner.

4. Guaranteed Maximum Price Construction Management (GMPCM)

The last role of construction management is to be responsible to the owner for the time, cost, and quality of the project. The role of construction management as Guaranteed Maximum Price Construction Management enables construction management to act as an employer to contractors or sub-contractors.

Construction Management Function

Viewed from its understanding, construction management applies management functions to a project by utilizing resources effectively and efficiently to achieve project objectives. These functions, as written above are:

1. Planning

As a planner, construction management functions to determine what must be done, when to do it, and how to work on the project. Construction management is obliged to make decisions on the construction process.

2. Organizing

After planning, construction management functions to form an organization in making a project. 3. Direction
